Seller Concessions Reach a New US Peak

Negotiation is at the heart of every successful real estate transaction, and we’re seeing a notable shift in how deals are being structured. In the rolling 3-month period ending mid-Q3, around 45% of US home sales included seller concessions—the highest mid-Q3 share recorded since at least 2020. That’s up from about 43% just a year ago, reflecting how buyers are gaining more leverage as inventory increases and competition lightens across the country.

Concessions are taking many forms, including help with repairs, closing costs, or mortgage-rate buydowns—offering buyers a range of ways to ease the initial financial load beyond a simple price reduction. What’s especially interesting for those navigating today’s market: sellers are competing not just with price cuts, but with more creative solutions like closing-cost credits and rate buydowns. This is reshaping negotiations and providing buyers with greater flexibility when structuring their deals.

Nationally, roughly 16% of homes sold in mid-Q3 combined a price reduction with a concession, which can further lower entry costs for buyers. As a broker licensed in Georgia and Alabama, with a background in both legal and HR negotiation, I’ve seen how tailored strategies and careful guidance can make all the difference in securing favorable terms. My approach is to ensure that every client is positioned to take full advantage of these evolving opportunities—from consultation to closing and beyond.
