Lately, I’ve been helping more clients weigh the value of new construction homes—an option that’s gaining real traction across the country. With existing homeowners staying put due to current mortgage rates, there’s simply less resale inventory on the market. Builders have responded by making their new homes more appealing, offering price reductions and incentives that resale sellers usually can’t match. In active building markets, this added supply is making homeownership more affordable and giving buyers genuine choices. I always remind buyers to look at both new and resale options closely—builders are even offering mortgage rate buydowns and other perks to move inventory. These affordability benefits may be temporary, especially if local permitting continues to slow. As someone who’s guided clients through more than 100 transactions in Georgia and Alabama, I know how important it is to stay informed and compare all your options for a confident decision.
